Residential Rental Services
Here is a general outline of the property management services we provide:
Tenant Placement Program: We find the tenant and the owner manages it
- Advertise the property
- Show the property to prospective tenants
- Screen prospective tenants
- Credit Check
- Criminal Check
- Eviction Check
- Verify Employment
- Verify Rental References
- Complete rental agreements for approved applicants
- Collect security deposit and first month’s rent (may be pro-rated)
- Take video or digital photos the property before the tenant takes possession
- Turn over all paperwork and contact information to the owner to manage
Full Management Services: We find the tenant and continue to manage the property
- All of the above services (except turning paperwork over) PLUS
- Complete move-in Property Condition Report
- Collect the rent monthly
- Follow up on any late rents
- Issue any notifications to the tenant that may be necessary
- Conduct periodic inspections (both internal and external) of the property
- Coordinate and follow up on any repair or maintenance requests
- Issue monthly statements showing any invoices/bills paid
- Pay monthly proceeds to the owner via direct deposit or check
- Issue year-end statements along with 1099 Misc. for IRS reporting
- Evaluate the rental market for competitive rental rates
- Renew rental agreements (includes negotiation and paperwork)
- Disperse security deposits and necessary paperwork to tenants upon move-out per Washington State Landlord-Tenant Laws
- Coordinate any repairs and cleaning, as necessary, when tenant moves out
- Communications such as monthly statements and copies of any bills paid can be sent via regular mail or via email
