We know that owners have different property management needs for their investments.  That is why we offer Multiple Plans and A-La-Carte options.  Here is a general outline of the property management services we provide:

Tenant Placement Plans:

Key Differences Between Plans:

  • Tenant Location Only – We will handle the marketing, inquiries, showings and applicant screening. Designed to offer a qualified tenant for the experienced landlord. Landlord will provide own lease agreement, conduct required move in condition report, and collect move-in funds directly from tenant.
  • Tenant Full Move In – Designed to offer landlords a complete move-in experience. Details PM will handle the marketing, inquiries, showings, and applicant screening. Landlord will also receive a signed lease, move in condition report, security deposit, and pro-rated rent.

Full Management Plans with Flat Fee Pricing:

  • Silver Plan: Designed to offer low flat fee pricing with a-la-carte extras.
  • Gold Plan: Designed to offer a flat monthly charge with no surprises controlling the upfront expenses. No Leasing Fee!
  • Platinum Plan: Designed for the Owner looking for a flat fee program that covers all aspects of being a landlord. No Leasing Fee!

Full management plans offer:

  • Advertise and show the property
  • Applicant Screening (see rental criteria)
  • Complete rental agreement
  • Complete move-in Property Condition Report
  • Online tenant portal for easy payments and maintenance requests
  • Collect the rent monthly
  • Follow up on any late rents
  • Lease compliance issues
  • Conduct periodic surveys (both internal and external) of the property
  • 24/7 Emergency Repair Line
  • Coordinate and follow up on any repair or maintenance requests
  • Issue monthly e-statements showing any invoices/bills paid
  • Pay monthly proceeds to the owner via direct deposit
  • Online Owner Portal for easy report access
  • Issue year-end statements along with 1099 Misc. for IRS reporting
  • Evaluate the rental market for competitive rates
  • Renew rental agreements (includes negotiation and paperwork)
  • Disperse security deposits per Washington State Landlord/Tenant Laws
  • Coordinate any repairs and cleaning when tenant moves out
  • Continued monitoring and education of Landlord/Tenant Law changes
